CRAWL SPACE assessment
|
On a typical crawl space assessment, we meet the owner onsite to review their concerns and priorities. We physically enter the crawl space and note the condition of any existing vapor barrier, the presence of dehumidification and ventilation, presence of visible mold and conditions conducive to formation of mold.
Next, we measure the humidity level of the air (image 1.3 at left) and the moisture content of wood members inside the crawl space (image 1.4 at left). Our findings are discussed with the owner, whose concerns and priorities are updated. Together we form a plan to address the owner's considerations. The plan includes an approximate timeframe and a written price quote. |
CRAWL SPACE VAPOR BARRIER AND ENCAPSULATION
|
Vapor barrier installation and encapsulation features humidity control, ventilation of odors/gases out of the space, water management, single-layer 10-mil vapor barrier on floor and walls with seams overlapped/taped and nailed onto walls and foamboard insulation with washers.

CRAWL SPACE MOLD REMOVAL
|
Indoor air quality can be greatly affected by the air in your crawl space, in a process called "stack effect". Crawl space air is drawn into the living space, bringing with it any particulate matter and mold. Exposure to mold is especially problematic for people with allergies, respiratory concerns, compromised immune systems, children, and the elderly. Varsity Termite & Pest uses soda blasting rather than harmful chemicals to remove mold from crawl space timbers.

Moisture lurking in your crawl space?
Excessive moisture creates a favorable environment for certain pests and organisms such as rot and fungus. Damp insulation loses its energy-efficiency properties, droops, falls open, and becomes a liability to the structure and indoor air quality. Water management, dehumidifying, and proper ventilation of the crawl space provide a cleaner and healthier environment indoors.
Indoor air quality affected by your crawl space?
An abundance of moisture in a crawl space can lead to a series of problems. Moisture spawns fungi, which can make their way into the air the residents breathe, via a process called "stack effect" where air from under the house enters the living space. Closed crawl spaces installed by Varsity Termite & Pest help homeowners control moisture. Elements of our closed crawl spaces include: installation of single-ply 10-mil vapor barrier with overlapped seams and anchored into the walls and pillars; closing all vents except one in which is installed a ventilation fan; installing a dehumidifier; and installing water management when appropriate.
Energy Efficiency affected by your crawl space?
An open crawl space and excessive moisture can lead to dampness that can cause odors inside, rot, fungus, mold, and other problems. Damp insulation loses its insulating ability, then droops, and can harbor pests and mold. Varsity Termite & Pest can close your crawl space, install water management, dehumidification, ventilation, and encapsulation to control moisture, odors, and the problems they cause.
Structural integrity affected by your crawl space?
The damp conditions in many crawl spaces can facilitate the growth of rot, fungus, and mold that affect the structural integrity of wood members in the crawl space. Sometimes, it can affect the subfloor, floor, posts, and areas in the living space. Varsity Termite & Pest can identify and remediate or replace damage to structural members, as well as address the damp conditions, protecting your investment and peace of mind.
